Company Overview —

GCM is an ASX-listed real estate investment and funds management group that invests in Australian real estate through both equity and debt. GCM is a stapled structure comprising a company, GCL, and a registered managed investment scheme, GCT. GCL is the Responsible Entity of GDF. A GCL subsidiary, GFML, is the responsible entity of GCT which is the primary investment vehicle for GCM. GCT currently holds an investment in GDF of 21.9 million GDF Units (approximately 13.5%).

FY2019 forecast distributions of $0.09 per unit per annum, to be paid quarterly

Exposure to a diversified commercial and industrial portfolio with a weighted average capitalisation rate of 6.78%;

Income returns supported by leases to reputable tenants with structured rental growth (weighted average rent increase for FY2019 of ~ 3.3%);

A conservative capital structure and transparent fee arrangement;

Strategy —

GARDA Capital Group seeks to achieve this objective by sustainably increasing revenues from:

— Operational earnings that are derived from fund and asset management, real estate advisory and development activities;
— Superior risk adjusted investment returns derived from investing in both real estate equity and debt.

Primary outcomes to these deliverables include:

— Continued growth in assets under management;
— Delivery of GDF’s ‘asset creation’ strategy where GARDA develops assets to be leased and held as investments in GDF long term;
— Maintaining its 13.5% equity interest in GDF which delivers a balance of income return and capital growth; and
— Growing its debt funds management model where it is predominately a co-investor with third party capital.
